  3. 3Submit the case through the Broker PortalUpload documents, case notes and any supporting information securely. We will review lender criteria and possible options.
  4. 4Track the case progressWe liaise with the lender, keep you informed and let you know what we need from you or your client at each stage.
  5. 5Completion and commission paymentOnce completed, we arrange fast commission payments as agreed and provide you with confirmation for your records.

Who do you work with?

We support intermediaries in the UK including mortgage brokers, IFAs and other regulated firms.

We act as a credit broker and packaging partner, helping you place secured loans, second charge mortgages, bridging finance and unsecured loans for your clients.

If a customer contacts us directly, we explain clearly how we work and will not provide advice outside our regulatory permissions.

When might a second charge or secured loan be considered instead of a remortgage?

A second charge / secured loan may be considered where, for example:

  • Your client wants to keep an existing favourable first charge mortgage rate.
  • Early repayment charges on your client’s current mortgage would be expensive.
  • Your client needs to raise funds for home improvements, debt consolidation or other purposes.
  • Your client’s circumstances make a full remortgage less suitable at this time.

We look at each case individually, check affordability and lender criteria, and outline the key features, costs and risks so that you can decide whether it may be appropriate for your client.

Important: Your client’s home may be repossessed if they do not keep up repayments on any debt secured on it.

How quickly can you typically progress a secured or bridging case?

Timescales will always depend on:

  • Your client’s circumstances and documentation.
  • Property type and valuation.
  • Lender processes and legal work.

As a general guide:

Bridging finance: In straightforward cases, decisions can be reached quickly and completion may be possible within a few weeks, subject to valuation, legal work and lender processes.

Secured / second charge loans: A typical case might take around 4–8 weeks from application to funds being released.

We will give you realistic timescales at the outset and keep you updated so you can manage your client’s expectations.

How are fees and commission handled?

Before your client decides to proceed, we will:

  • Confirm any fees payable for our service, when they are due and how they may be paid.
  • Outline that we may receive a commission from the lender if the case completes.
  • Confirm that you can ask us to disclose the amount, or likely amount, of any commission payable.

This helps you meet your own disclosure and Treating Customers Fairly (TCF) obligations whilst keeping everything transparent for your client.
